3-Season Vinyl Film Enclosure in Mint Hill, NC

A Mint Hill homeowner wanted to use their porch all year long without the pollen, rain, and pests that Carolina springs bring. The Problem: A Porch That Sat Empty Too Much of the Year

This Mint Hill homeowner had a beautifully built porch. The structure above the floor and below the roofline was fully aluminum, including the posts, integrated pickets, and the framing. The porch had been fitted with an aluminum screen system, which was great for summer evenings but did nothing to hold back the intense Carolina pollen season. Every spring, the fine yellow dust coated every surface. Anytime rain blew sideways, the porch got wet. And insects found their way through or around the screens more often than the homeowner would have liked.

The goal was simple: turn the porch into a room that could actually be used throughout most of the year. They wanted to keep the pollen out during those heavy March and April weeks when the air turns yellow across Mecklenburg County. They wanted a dry, pest-free space that still felt open and connected to the outdoors. A full four-season addition was more than they needed. A 3-season vinyl film enclosure fit the goal perfectly.

The Solution: Work With What Was Already There

When our team assessed the porch, the existing aluminum structure was in excellent condition. Replacing it would have added significant cost and time for no added benefit. Instead, we reused the entire aluminum framework and installed the new vinyl-film window system directly over it.

We used PGT Eze-Breeze 2-track horizontal vinyl-film stacking windows throughout the main openings. These panels stack to the side and allow for full ventilation when the weather cooperates, or close tight to keep rain and pollen from getting in. Over the existing railing, we installed fixed-lite vinyl-film windows, which provide a clear view while sealing the lower portion of the porch openings. For the entry, we installed a Craft-Bilt swing door that includes its own vertical 4-track vinyl-film stacking window, giving the door the same weather protection and ventilation flexibility as the surrounding panels.

The result is a porch that feels airy and open when you want it to, and sealed and protected when conditions outside are less than ideal. The flexible clear vinyl-film panels let in plenty of natural light and keep that outdoor view intact, without the heaviness of a traditional room addition.

A solid swing door fitted with a vertical 4-track stacking vinyl-film window panel. The door provides a proper entry point while the built-in window keeps the design consistent with the rest of the enclosure.

Fixed-Lite Vinyl-Film Windows

Installed over the existing railing, these non-opening vinyl-film panels seal the lower portion of the porch openings. They provide a clean, finished look while keeping insects and wind-driven rain from finding a way in below the main window panels.
