A family in the Overbrook neighborhood of Rock Hill had stopped enjoying their screened porch. Open exposure to the elements and even the occasional unwanted wildlife visitor had made the space unusable. Valverax transformed it into a fully enclosed, light-filled 3-season room the whole family loves again.
When our team arrived at this Overbrook home in Rock Hill, the porch told a familiar story. The screens offered little protection against the region's relentless spring pollen season, and the family had simply stopped using the space. Sally told us that her husband Mr. Tucker used to come out here to relax and fall asleep, but the open exposure to weather and even a possum finding its way inside had put an end to those peaceful afternoons.
The goal was clear: give this family a room they could actually live in again, protected from pollen, rain, UV rays, and anything else the Carolina seasons throw at a home. Anyone who has spent a spring morning in York County knows exactly how thick that pollen can settle on every surface, and an open screen porch offers no real defense against it.
We started by removing the existing vinyl railings — a necessary step so the Craft-Bilt vinyl-film fixed lites could be properly fastened to the structure. New pressure-treated wood railings were installed in their place, then painted to give a clean, finished look. Craft-Bilt vinyl-film fixed lites were installed on the exterior face of the railings to seal the lower portion of the porch. Above the railing line, we installed Craft-Bilt vertical 4-track stacking windows, each with three vents, so the family can open the room up on a mild day for a full cross breeze or close everything down tight when weather rolls in.
The gable end of the porch received Craft-Bilt vinyl-film trapezoid windows, sealing that upper space so nothing gets in from any angle. On the interior, we trimmed every window opening with quarter-round trim and painted everything to give the room a cohesive, finished appearance. Rather than feeling like windows were simply added to an old porch, the whole space feels intentional and new. The exterior posts were wrapped in aluminum for a clean, low-maintenance finish that holds up to the elements.
The entry points to the room were handled with Craft-Bilt French doors, which also feature the matching 4-track vinyl-film system embedded within them so everything ties together. A fixed vinyl-film transom was installed above the door opening to fill that upper gap and keep the entire envelope sealed. No matter which vinyl-film tint is selected, the material provides 99% UV ray resistance, meaning furniture, cushions, and upholstery inside the room will not fade or wash out over time.
Midway through the project, Sally mentioned that the gutters had been on the to-do list for a while. We took care of it all at once, replacing the old gutters with new seamless gutters and downspouts and wrapping the fascia in aluminum fascia wrap so everything behind the new gutter system looks fresh and protected.
The result is a 3-season room in Overbrook, Rock Hill that works as a true extension of the home. The family can slide the windows open for fresh air on a comfortable day, close them against a spring downpour, and sit inside without worrying about pollen coating every surface. Mr. Tucker can go back to his afternoon nap without any uninvited guests making an appearance.
Vertical 4-track stacking windows with three vents give the family complete control over ventilation. Slide them open for a breeze or close them up tight when the weather turns. The vinyl-film panels stack neatly so the view stays wide and open.
The Craft-Bilt French doors include the same 4-track vinyl-film system as the windows, so the entire enclosure has a unified, professional look. A fixed vinyl-film transom above the door fills the remaining gap for a fully sealed entry.
Craft-Bilt vinyl-film trapezoids were fitted to the gable end of the porch, while fixed lites seal the lower section outside the railing. Every opening is covered, keeping pollen, insects, and moisture completely out of the space.
New seamless gutters and downspouts replace the old drainage system, and aluminum fascia wrap protects the board behind the gutter. Quarter-round interior trim and freshly painted wood railings complete a cohesive finished look inside and out.
